An asbestos clearance certificate is a document that certifies that a building, area, or property has been inspected following the removal of asbestos materials and is now clear of asbestos materials and fibres and safe for re-occupancy or use.
Asbestos clearance certificates are provided by independent occupational hygienists or licensed asbestos inspectors who have no contractual or financial relationship with the asbestos removal company who conducted the asbestos removal work.

When is an asbestos inspection clearance certificate required?
In NSW, Work Health and Safety Regulation requires an asbestos clearance certificate to be issued following the completion of the asbestos removal works.
An asbestos clearance certificate is required in instances such as:
- Removal of non-friable asbestos materials
- Removal of friable asbestos materials which require a Class A asbestos removal license.
- Prior to the demolition of any building, including residential home sand commercial properties.
- Part of the development application for your local council.

Types of asbestos clearance inspections
Before an asbestos clearance certificate is issued, the asbestos consultant will need to verify whether asbestos is present or likely to be present on the site. In order to do this they will conduct one or both of the following clearance inspections:

Visual Clearance Inspection
This type of inspection is required after the removal of non-friable (bonded) asbestos. During the assessment, the inspector will ensure that the area is visibly free of asbestos containing materials. The areas inspected will include where the asbestos was removed from, as well as bins, waste storage areas, decontamination areas and the areas where the ACMs were transported on the property.

Asbestos Air Monitoring
Asbestos air monitoring measures the amount of respirable asbestos fibres in the air and is required after the removal of friable asbestos materials. Air monitoring may be required after non-friable asbestos removal, if the removal was near or in a public place.
